Northline Mixed-Use Quarter

Mixed-use districts fail when the three uses are drawn separately and stitched together at the end. Here the retail frontage, the office cores, and the residential entrances were planned as one diagram, so none of them is left with the leftover ground.

The quarter is still in planning. The current package fixes the street wall, the service routes, and the daylight envelope — the decisions that would be ruinous to revisit once parcels are sold.
